The Benchmark Difference

Most skylight companies send a fitter. We send a builder.

That means we understand your roof structure, your weathertightness, and how the skylight integrates with the rest of your home — not just the fitting itself.

When something unexpected comes up on site — and it often does — we solve it on the spot. No calling the office. No coming back next week.

Skylight options

The right skylight for your roof, your room, your home.

Not every skylight suits every situation. Roof pitch, room use, orientation and ventilation all matter. Here's a straight guide to what we install — and where each one works best.

Fixed skylight installed in a home interior, bringing in natural light

Fixed Skylights

A permanent, sealed skylight that brings consistent natural light into a space.

Best for
Living rooms, hallways, stairwells and bedrooms — anywhere you want more light without ventilation.
The most common install. Simple, effective, and low maintenance.
Opening skylight installed in a kitchen for light and ventilation

Opening / Ventilated Skylights

Let in light and fresh air. Available in manual (pole-operated) or electric (remote or app-controlled), with optional rain sensors that close automatically.

Best for
Kitchens, bathrooms, and any space that needs airflow as well as light.
If you’re choosing between fixed and opening — for a kitchen or bathroom, go opening. You won’t regret it.
Skylight installed on a flat or low-pitch roof

Flat Roof Skylights

Purpose-built for flat and low-pitch roofs where standard pitched-roof products won’t work. Requires correct kerb height, membrane detailing, and drainage — all of which we handle.

Best for
Modern extensions, flat-roof additions and commercial spaces.
Flat roofs need a different product and a different approach. We know the difference.
Openable roof window in a room with a sloped ceiling

Roof Windows

Larger, openable units designed for rooms with angled ceilings — typically loft conversions, attic bedrooms, and upper-level living areas.

Best for
Lofts, attics, and sloped ceiling spaces where you want a real window, not just a light source.
Tubular skylight channelling daylight into an interior space

Tubular Skylights

A compact tube system that captures light at roof level and delivers it into a space below through a highly reflective shaft. Minimal structural work required.

Best for
hallways, bathrooms, closets, and areas where a full skylight isn’t practical.
Surprisingly effective. A 250mm tube can light a hallway that’s been dark for 20 years.
Large custom skylight in a feature interior space

Custom and Architectural Skylights

Oversized, uniquely shaped, or feature skylights designed to the project spec. We work with your architect or help you develop a spec from scratch.

Best for
design-driven renovations, feature spaces, and commercial projects.
1
Will a skylight make my roof leak?

Not if it’s done properly. Leaks almost always come down to bad flashing or the wrong product for your roof type — not the skylight itself. We’re LBP-qualified builders and Velux certified installers, so we get the flashing and weatherproofing right the first time. Every install comes with a Velux warranty backed by a certified installer.

2
How long does a skylight installation take?

A standard fixed or opening skylight in an existing roof usually takes one day, sometimes a day and a half depending on the roof type and access. Flat roof installs, larger units, or jobs with structural changes can take longer — we’ll give you a clear timeframe with your quote.

3
Can I get a skylight that opens for ventilation, or are they all just for light?

Both are available. Fixed skylights are sealed and just let light in — great for hallways, living rooms, and stairwells. Opening skylights (manual or electric, with rain sensors) let in fresh air as well as light — ideal for kitchens and bathrooms where moisture and stuffiness are a problem.

4
Will a skylight make my home too hot in summer or too cold in winter?

Velux skylights use high-performance glazing designed for thermal efficiency, so they’re built to manage heat gain and loss far better than older skylight designs. The right placement and orientation also make a big difference — something we factor in when we recommend a product and position for your home.

5
Do I need consent for a skylight installation?

It depends on the scope of work. A straightforward skylight replacement or a single unit in an existing roof often doesn’t need consent, but larger installs, structural changes, or commercial projects usually do. We’ll tell you straight up whether your project needs consent, and we can manage that process for you if it does.

6
My roof is flat — can I still get a skylight?

Yes, but it needs the right product and the right detailing. Flat roof skylights are a different system to pitched roof units — different kerb height, different membrane integration, different drainage considerations. We specialise in flat roof installs and will spec the correct product for your roof, not just whatever’s easiest to fit.

7
How much does a skylight installation cost?

It depends on the product, your roof type, access, and whether any structural or electrical work is needed (for electric opening units). Rather than guess, we’ll come and have a look — or review your plans — and give you a clear, itemised quote with no hidden extras. Most straightforward installs are quoted within a day of a site visit.

Tell us your roof type, the room, and what you're trying to achieve.

We'll give you a straight recommendation — no sales pitch.
